Why Property Inspection Matters

A thorough property inspection before signing your rent agreement protects you from being blamed for pre-existing problems. Document everything โ€” it could save you thousands of rupees later.

Exterior Checklist

  • Building structure โ€” any visible cracks or damage
  • Roof and ceiling condition
  • Windows and doors โ€” do they open, close, and lock properly?
  • Boundary walls and gates
  • Drainage and water flow
  • Parking area condition

Interior Checklist

  • Walls โ€” cracks, dampness, paint condition
  • Floors โ€” tiles, cracks, levelness
  • Ceilings โ€” leaks, stains, cracks
  • Each room's condition individually

Utilities Checklist

  • Electricity โ€” all switches and outlets working
  • Water supply โ€” pressure, hot/cold taps
  • Gas connection โ€” stove and geyser
  • Sewerage โ€” all drains flowing properly
  • Internet/cable connection points

Bathroom & Kitchen

  • Faucets and taps โ€” any leaks?
  • Toilet flush mechanism
  • Shower/bath condition
  • Kitchen sink and counters
  • Ventilation and exhaust fans

How to Document

  1. Take dated photos of every room
  2. Record a video walkthrough with narration
  3. Note any existing damage in writing
  4. Get the landlord to sign the condition report
  5. Attach the report as an annexure to your agreement
