The Landlord agrees to rent the fully furnished apartment described herein to the Tenant, including all furniture, appliances, and items listed in the attached inventory.
An inventory list of all furniture, fixtures, appliances, and items is attached as Annexure A and forms part of this agreement. The condition of each item is documented at the time of handover.
Monthly rent is inclusive of furniture and furnishing usage. Any damage to furnished items beyond normal wear and tear shall be compensated by the Tenant at replacement value.
The Tenant shall not remove, replace, or alter any furniture or fixture without the Landlord's written consent.
Monthly rent payable by the 7th of each month via agreed method.
Security deposit equal to three months' rent (including furniture deposit) payable upon signing.
All utility charges payable by the Tenant.
The Tenant shall maintain the furniture and appliances in good working condition and report any malfunction within 24 hours.
Major appliance repairs (AC, refrigerator, washing machine) costing above PKR 5,000 shall be shared between Landlord and Tenant, unless caused by Tenant's negligence.
Upon vacating, a joint inspection of all furnished items shall be conducted. Damaged or missing items will be deducted from the security deposit.
30 days' notice for termination by either party.
The agreement is subject to the applicable provincial rent laws.
