The Landlord agrees to rent the residential house/portion to the Tenant for exclusive residential use.
Monthly rent is payable by the 7th of each month. Late payment beyond 10 days shall attract a written reminder.
Security deposit of two months' rent, refundable upon vacating in satisfactory condition.
The premises shall be used solely for residential purposes. No commercial activity is permitted.
The Landlord maintains structure, roof, and main systems. The Tenant handles interior upkeep and minor repairs.
Utility bills (IESCO, SNGPL, CDA water) are the Tenant's responsibility, payable directly to authorities.
The Tenant shall complete police verification within 15 days of moving in as per ICT Police requirements.
No subletting or sharing without written consent from the Landlord.
Garden/lawn maintenance, if applicable, is the Tenant's responsibility during the tenancy period.
Either party may terminate with 30 days' written notice.
Annual rent increase of 10% applies upon renewal.
Governed by ICT laws. Disputes adjudicated in Islamabad civil courts.
