The Landlord agrees to rent the commercial premises/shop to the Tenant for the purpose of conducting lawful business activities as specified herein.

The monthly rent shall be payable in advance on or before the 1st of each month via bank transfer or account payee cheque. Late payment beyond 7 days will attract a penalty of 2% per week.

A refundable security deposit equal to three months' rent shall be deposited at the time of execution of this agreement.

The Tenant shall use the premises solely for the business purpose specified and shall obtain all necessary licenses and permits required by local authorities.

The Landlord shall maintain the structural integrity of the building. The Tenant is responsible for internal maintenance, furnishing, and fitting at their own expense.

All utility connections, bills, and associated costs including electricity, water, gas, and waste disposal shall be borne by the Tenant.

The Tenant shall not sublet, share, or transfer the tenancy to any third party without prior written approval from the Landlord.

The Tenant shall maintain the premises in clean, hygienic condition and comply with all municipal and government regulations regarding commercial establishments.

Either party may terminate this agreement by giving 60 days' written notice to the other party.

Any goodwill, brand value, or business reputation developed by the Tenant at the premises shall belong to the Tenant and shall not affect the rental terms.

The rent shall be revised every 12 months with a mutually agreed increase, typically not exceeding 10-15% per annum.

This agreement is subject to the laws of Pakistan and the Sindh Rented Premises Ordinance. Any dispute shall be referred to the Rent Controller, Karachi.
