The Landlord agrees to rent the residential house/portion described herein to the Tenant for residential purposes only, along with all existing fixtures and fittings.
Monthly rent shall be paid on or before the 10th of each month through bank transfer, cheque, or any mutually agreed method. A receipt shall be issued for each payment.
The Tenant shall deposit a security amount equal to two months' rent, which shall be refunded upon vacating the premises in satisfactory condition after deducting any outstanding dues.
The Tenant shall use the premises strictly for residential purposes and shall not engage in any commercial, illegal, or immoral activities on the property.
The Landlord shall maintain the structure, roof, main walls, external plumbing, and electrical infrastructure. The Tenant shall be responsible for minor repairs and interior upkeep.
The Tenant shall pay electricity (LESCO), gas (SNGPL), water, and sewerage charges directly to the concerned departments. Property tax shall be the Landlord's responsibility.
The Tenant must obtain Police Verification (Kirayedar Form) within 15 days of occupancy and provide a copy to the Landlord, as required by Punjab Police regulations.
The Tenant shall not sublet any portion of the house or allow any other person to reside without the Landlord's written consent.
Either party may terminate this agreement by providing one month's written notice to the other. The Tenant shall vacate within 30 days of termination notice.
The rent shall be subject to an annual increase of 10% upon renewal of the agreement.
Any disputes shall be resolved under the Punjab Rented Premises Act 2009 and adjudicated by the courts of Lahore.
This agreement is executed on stamp paper of the appropriate value as per Punjab Stamp Act requirements.
